Terms & Conditions

The Guarantee

If a deposit dispute is decided against the landlord specifically because our inventory report lacked sufficient detail, and the adjudicator explicitly states this in their written decision, Owl Inventories will refund the full cost of that report.

Conditions

  1. The guarantee applies only to inventory reports produced by Owl Inventories.
  2. The adjudicator's written decision must explicitly cite insufficient detail in the Owl Inventories report as the reason (or a stated reason) the dispute was decided against the landlord.
  3. A copy of the full adjudicator's decision must be provided to Owl Inventories within 30 days of receipt.
  4. The guarantee covers the cost of the inventory report only. It does not cover the disputed deposit amount, any legal costs, or any other losses.
  5. The original report must not have been altered, edited, or redacted after delivery by Owl Inventories.
  6. The guarantee does not apply where the dispute outcome was influenced by factors unrelated to the inventory report, including but not limited to: failure to serve the report on the tenant, failure to register the deposit with an approved scheme, or procedural errors by the landlord or agent.
  7. The property must have been accessible in its entirety at the time of inspection. Any areas the clerk was unable to access are excluded from this guarantee.
  8. The invoice for the report must have been paid in full before a claim under this guarantee can be made.

How to Claim

To make a claim under this guarantee, email info@owlinventories.com with a copy of the adjudicator's written decision. Claims will be reviewed within 14 days.

General

Owl Inventories reserves the right to amend these terms at any time. The terms in effect at the date the inventory report was produced will apply. This guarantee is offered at the sole discretion of Owl Inventories and is governed by the laws of Scotland.
